Productive 6000 Acre Soybean Farm for Sale in Norte Mato Grosso.  

6,004.66 acres, 2,430 hectares, 1 hectare = 2.47 acres

$712.55 USD per acre, or R$ 3.500,00 Brazilian Realis (Três mil e quinhentos reais por hectare)

Of the 6000+ acres 3,459.48 acres (1,400 hectares) are currently under cultivation in soybeans, corn, and rice.  The reminder of the land is mostly pasture, with some forest remaining. 

 The documentation for this farm is held in the public deed and registry office of Paranatinga-MT.  The land is legally farmed and has an environmental license (LAU) which is also a public record that can be verified the registry office above.

This farm is located 28 kilometers (17 miles) North of the city of Gaucho, and 26 kilometers (16 miles) away from Quilômetos which has a Cargill grain elevator and farm service center, and 25 kilometers (15 miles) from an ADM grain elevator and farm service center.

This farm is dead in the center of the most productive row-crop farming land in all of Brazil today.  It is still relatively new land and land in the area is still being converted from forest into farm land.  Common crops in the area include soybean, rice, castor beans (Mamona), corn, sorghum, milo maze, cotton, cashew, syringe (eraser), and teakwood.  A good portion of the land in the area is also used as cattle pasture.  Area with index rainfall is around 2,000 mm (78”) per year, well distributed throughout the year.  No irrigation is necessary.  This land can easily be double cropped every year. This area contains the highest producing soybean farm land in all of Brazil. Monsanto’s Roundup Ready soybeans are the dominant variety in the region, however there is also a high domestic demand for other varieties that are used for the production of bio-diesel in Brazil.  Brazil leads the world in production of bio-diesel.

1.      Mobile, Alabama--67 inches average annual rainfall; 59 average annual rainy days

2.      Pensacola, Florida--65 inches average annual rainfall; 56 average annual rainy days

3.      New Orleans, Louisiana--64 inches average annual rainfall; 59 average annual rainy days

4.      West Palm Beach, Florida--63 inches average annual rainfall; 58 average annual rainy days

5.      Lafayette, Louisiana--62 inches average annual rainfall; 55 average annual rainy days

6.      Baton Rouge, Louisiana--62 inches average annual rainfall; 56 average annual rainy days

7.      Miami, Florida--62 inches average annual rainfall; 57 average annual rainy days

8.      Port Arthur, Texas--61 inches average annual rainfall; 51 average annual rainy days

 The soil in this area is ideal for row-crop production.  The soil is about 35% to 45% clay and is still naturally nutrient rich.   

 This farm includes the following structures and improvements, all are modern and in good condition.   These improvements are included in the price of the farm.

 The surrounding area is still mostly forested, and there is some forest on this property.  The farm has its own river that originates on this farm.  The name if the river is Rio Mirassol.  It cuts right through the middle of the farm and runs diagonally thru the farm.
