Hydroelectric Power Generation

If you have flowing water, you have a gold mine! It is steady power. The river flowing by this property is well suited for micro hydroelectric power generation.

Limitations:

Excerpt from the Property Owner's Association Declaration of CCR (Covenants, Conditions and Restrictions)

In a simple statement, no property owner can do anything to his property, including the river, which will negatively impact other properties.
Property owners must not impede or restrict the flow of the river. This means you cannot build a dam on your property because this will significantly impact the river, both upstream and downstream, thus infringing upon the property owners in both directions.
Property owners may use the flow of the river for production of electricity but only if such energy production does not significantly alter the river flow and direction.
Water depletion: River water may be used for personal use including household and gardening, but not for large scale commercial agriculture irrigation. The river simply does not have enough water to support commercial agriculture irrigation. For commercial irrigation you may pump as much irrigation water as you want from wells.
