first step in purchasing property?
You will need to buy
property is a
FCPF number (tax registration number)
which you can apply for via the Brazilian
embassy in your home country or here in
Brazil. This number is required in order to
legally identify you for title purposes. The
FCPF is an important document required for
anybody, Brazilian or non-Brazilians, who
wishes to buy real estate or open bank
accounts in Brazil. We will be glad to
assist you in obtaining your FCPF. If you
print the FCPF form (application for a tax
registration number) from the above link,
you should use either A4 paper (210mm x
297mm) or legal size paper (8.5' x 14") and
remember to set the paper size in your
printer control. If you use letter size
paper (8.5" x 11.5") the form will not print
on one page. If you have a problem printing
or otherwise cannot get this FCPF
application form, we would be happy to mail
you the form by mail if you provide a
mailing address. When you have a
completed FCPF
form, you can mail it or take it in person
to your nearest Brazilian
Embassies and Consulates.
The cost is $5. They do not take
checks. If you mail it, or send by
express courier, please send them a $5.00 U.S.
Postal money order, a self-addressed,
stamped return envelope (or prepaid envelope
if express courier,
i.e. FedEX, UPS, DHL, etc.), and include
your original birth certificate, which will
be returned to you.

Yes, foreigners are permitted to own
property outright in Brazil. Also,
foreigners have the same property rights as
Brazilians and will obtain a free & clear
title to the property. It is no different
than owning real estate in Europe or the US.
Brazil is quickly becoming the world-leader

Q: When do I receive the title?
A: At closing you will receive the original Certificate of
Title in your name. If your purchase is
financed, at closing (when you finish to
pay) you will receive a copy of the original
Certificate of Title on our name. In case of
financing the original documents will be
held by us until the mortgage is satisfied
and at that time you will receive the Title

welcome to contact the Brazilian Embassy in

the transfer of a property is the
Tabelião
(Public Notary) and he cannot transfer a
Property Title if all documents, good
standing taxes certificates and other
certificates needed by law have not been
presented by the seller.
Q: May I place a deposit on a Lot to lock in the current
price until I can visit the property and
make a final selection?
A: Yes, but only for a 3 month limited time. As our
infrastructure goes in, our pricing will
continue to rise to levels more in line with
other properties in Brazil.
Q: May I finance my Lot purchase?
A: You may finance your Lot purchase.
1.
Payoff period may be either 60 months (five
years) or 120 months (ten years) your
choice.
2.The
minimum down payment is 10% of the purchase
price, is the total amount required as a
down payment for the lot of your choice.

The interest rate is fixed at 13.99% per year (fixed rate) for ten year loans and 10.00% per
year on five year loans. These interest
rates are based on payments being made in
U.S. Dollars. If you will pay in a more
stable currency, such as the Euro or the
Brazilian Real, the interest rate would be
about half the above rates, specifically 7%
on ten year loans and 5% on five years
loans. The U.S. Dollar has been rapidly
devaluating in recent years and is projected
to continue to devaluate. If you wish to
finance and make payments in any other
currency other than those mentioned above,
please specify the currency you will make
payments with and we will fix the interest
rate based on the projected value of that
currency for the length of the loan.

There is no prepayment penalty.

There is no credit check or income
verification. A credit application or
credit report is not needed.

A: Yes, you are more than welcome to visit the Property and
view the lots at any time before
purchasing. Please email us or phone us to
coordinate your trip so we may make
arrangements to have someone show you the
Property.
Q: How many Lots may I purchase?
A: You may purchase as many Lots as you would like. There
is no regulation limiting the number of Lots
purchased. In fact, we will give you
discount if you buy more than one lot.
Q: May I take title to a lot in a corporate name?
A: Yes, you may take title to a Lot in a corporate name but
must it be a Brazilian company or a foreign
company registered in Brazil (it take 1
month to incorporate a new one). For as
individual, the lots are tax free (you only
pay a small Municipal tax), even if a yearly
declaration is required.
Q: Is it easy to purchase property from abroad?
A: Yes, it is very easy to purchase property from abroad.
The Government of Brazil allows foreigners
outside their country to own property in
Brazil.
Q: Will I obtain clear title to the property?
A: Yes, you will obtain a clear title to the property.
Q: What about the closing costs?
A: The closing costs are not fixed, however they are capped
at no more than 10% of the cost of the
property. You can expect the closing costs
to be closer to 5% of the cost of the
property. The closing costs are due at
closing and are paid by the buyer (you), not
the seller. The closing costs include
surveyor fees, transfer tax, and
documentation and legal costs (notary
costs). Seller will pay any closing costs
that might exceed the cap of 10%. Transfer
tax is assessed based on valuation not
selling price. If the property is
declared at the price valuated by the
Municipality as the minimal amount to be
declared the transfer tax will be
minimal. If you prefer to register the
actual paid price, your transfer tax and
Notary costs will be higher.
Q: What will the property taxes be and to whom shall I pay
the taxes?
A: Property taxes are very low. Property taxes on property
valued at $50,000 would be in the range of
$50 per year.
Q: Can I build on my property?
A: Yes, you can build practically anything you want. There
are no zoning laws in effect here in the
rural areas, and no building codes, no
restrictions, no building permits are
required.
Q: Is there a time limit to build?
A: There is no time limit to build a home. You receive a
clear Title to your property and may or may
not build, the choice is yours.
Q: May I camp on my property prior to building a dwelling on
it?
A: Yes, you may camp on your property prior to building.

Brazil only applies a 2% transfer tax on
real estate property - which keeps the

tourist visa?

locally in Brazil for another 90 days
